Many prominent builders in India plan to invest a large amount of money in the real estate business in Kerala. They plan to set up real estate projects in Kerala including Villas Tripunithura, apartments, and resorts. Many builders have launched its premium villas and apartments projects in Kakkanad, and in land facing the backwaters at Maradu. The builders are mainly targeting NRI buyers. The builders are planning to set up some malls in Kochi. The mall will house all major retail brands, a Gold Souk, Cineplex and multiple dining and entertainment facilities. An exclusive business hotel is also planned. The Kerala High Court has given the go ahead for the Kerala Government to sign an agreement with Dubai Internet City for development of the Rs.15 billion "Smart City" in Kochi. The signing had been delayed because of the assembly polls and an Election commission directive. According to an MOU signed earlier, the government would hand over the existing Info Park at a cost of approximately $22 million, 136 acres of land at approximately $600,000 per acre and another 100 acres of land on a 99-year lease free of cost.
Industry sources say that roughly Rs. 135 crores is being invested in apartments, flats and villas in Kerala every month. Such growth is being driven both by returning NRIs as well as growing employment in the IT sector. An average flat in Tiruvananthapuram costs Rs. 25 lakh while in Kochi, per sq. ft. prices in areas like Vytilla and Tripunithura are in the range of Rs.2000 -2,500. Since the major driving force behind the real estate growth is the liberalization of housing finance, financial services play a pivotal role in project financing, planning and home loans. Lots of graduates finance MBA holders are roped in by banks and housing finance institutions to tap the potential of the market. The projected home loan disbursement for the next few years is a whopping Rs.100, 000 crores. Services of financial professionals will be much sought after for matters like construction finance, joint ventures and equity funding.
